Blue Back Square Development Purchased by an Affiliate of Starwood Capital

Starwood Capital and Starwood Retail announced today that an associate acquired Blue Back Square. The Blue Back Square is a Class A multipurpose commercial development in West Hartford, Connecticut. The venture was purchased by a partnership of NY and JDA Development based in West Hartford, Ronus Properties LLC based in Atlanta and Street-Works, LLC based in White Plains that finished the center in 2008. Details of the transaction were not revealed.

The Blue Back Square features an estimated 450,000 square feet of both residential and commercial spaces. Since its opening it has received a very favorable response from tenants of both residential and commercial areas. At present, it has a ninety six percent of occupancy where the commercial area were leased by renown brands like Cheesecake Factory, Barnes & Noble, REI, and Cake & Barrel.

Vice President of Starwood Capital Group, Ethan Bing said, "We are pleased to be acquiring a high quality, well-located, mixed-use development that is an integral asset within the upscale West Hartford community. Blue Back Square is a fundamentally strong, infill asset in an attractive market with limited new supply that generates strong cash-on-cash returns and presents an excellent opportunity for Starwood and its investors."
