Most homeowners know the importance of keeping a home's value steady or even increasing its value by incorporating some modern design details throughout. This doesn't necessarily mean having a contemporary design in the home, but simply that you have used modern materials, technology, and features that are very desirable in the home buyer's market.

Using Modern Materials

Even if you are interested in pursuing a more classic style, you can still use modern materials that are sturdier and efficient while still keeping with the design scheme. For example, using steel frame windows instead of wood framed windows is highly recommended to increase the value of a home. This type of window resists rot and leaks and will add a more refined appearance both inside and outside.

Another feature that adds value is a metal roof. Metal roofs are more durable and long lasting than traditional roofs. This is especially important if you live in an area that sees natural disasters such as hurricanes and flooding. Another great point to keep in mind is that you don't have to replace these types of roofs often. Other modern materials that are popular include snap and click tiles, mark resistant paint, and stained concrete floors. All of these potential additions can be incorporated into just about any style or theme whether it is contemporary or country.

Technology is a Big Selling Point

Homebuyers love technology and innovative features. Even if you aren't ready to sell just yet, you can still increase the appraised value of the home and make it more comfortable for you to live in with a few technological advances. One thing that many people are looking for is in-home automation systems, or smart homes. There is a central control system that allows the homeowner to have remote control over things like the garage, security system, heat and A/C, basement pumps, and more. Smart homes are a great asset for those who want a less expensive way to integrate modern technology into their space. Other things to consider are heated floors, solar panels, energy efficient appliances, and advanced detection systems.

The overall theme should be a clean, open, and modern space, regardless of the individual design. It is, however recommended that you don't lean too far into a design so that it can be easily modified if necessary. With some careful budgeting and planning, you can effectively increase the value of the home without having to spend a fortune in the process. Over time, these additions add up and can make a big difference in the property value, especially if you plan to sell in the future.
